Job Description

FACILITIES

Meeting and screening of new potential tenants

Daily interaction with tenants

Tending to service providers

Establish and maintain mutually beneficial relationships with tenants and service contractors

Manage the relationship with the Security Company for common areas in Bruma and building Owners Association

Space management

OPERATIONS

Co-Ordinate repairs, revamps and tenant installations/renovation

Security of buildings themselves

Ensure all access points to the buildings are secure

Ensure the highest security standards are maintained in each building

Ensure visitor regulations are maintained

Ensure fire prevention and firefighting equipment are in place and in proper working order

MAINTENANCE

Building maintenance - service delivery and turnaround times

Building maintenance knowledge and fault reporting i.e. air cons, lifts, contracts and services

Building manager to report daily security breaches to you

Carry out Inspections to Buildings on a regular basis

Checking and authorizing of maintenance related accounts for payment

Oversee activities of service and maintenance contractors and staff

Pest Control

Roof repairs

Ensure all maintenance is completed to required specifications and standards

Ensure fire prevention and firefighting equipment are in place and in proper working order

Ensure that all both buildings are clean, safe and well maintained at all times

Ensure that the building manager and staff have the necessary tools and equipment available

Fielding of telephone calls and correspondence wherein incidental (unplanned) maintenance requirements are advised and ensuring that appropriate responses are given to such complaints

Lift contracts and Services

Obtaining quotations

Take appropriate action to ensure that maintenance requirements are met by tenants, where necessary

Tenant handovers

MIN REQUIREMENTS AND EXPERIENCE

Facility and Property Management experience of about 5 years (including Leases/leasing)

Health and Safety Certificate

PC Literacy - working knowledge of MS Word, MS Excel, MS Outlook

Working knowledge of Labour Relations

Able to come to buildings after hours if urgent matters arise, ie security. Also be able to stay(or come in earlier) to lock/open up , on days that Renovations are being done
